1. Concept Development
This is the foundation of your project. We begin by listening, gaining a deep understanding of your goals, vision, lifestyle, and site context. Through research, mood boards, precedent studies, and visioning exercises, we define the overall design direction and creative strategy. This phase sets the tone, aesthetic language, and programmatic priorities that will shape the project from start to finish.
2. Schematic Design
In this phase, ideas begin to take form. We explore massing, circulation, spatial relationships, and preliminary layouts. Conceptual plans, sketches, and digital models are developed to illustrate how the design works spatially and functionally. It’s a highly collaborative stage where we refine how you want to live or work in the space. The goal is to align the overall architectural concept with your needs, site conditions, and local code requirements.
3. Design Development
With a clear design direction established, we begin to refine the details. Floor plans are finalized, elevations and sections are developed, and key materials, finishes, lighting concepts, and systems are selected. We begin coordination with consultants (MEP, structural, civil) and provide more accurate visuals such as 3D renderings or material boards. This phase brings the project closer to reality and prepares it for documentation and construction.
4. Construction Documents
We translate the design into precise technical drawings and specifications required for permitting, bidding, and building. This includes architectural plans, elevations, sections, schedules, and details , coordinated with all engineering disciplines. These documents serve as the official roadmap for the builder and are critical for ensuring the design intent is executed with accuracy and quality.
5. Construction Administration
Once construction begins, we remain actively involved to protect the integrity of the design. We attend site visits, review shop drawings, answer contractor RFIs, and resolve issues in real‐time. Our role is to advocate for you, ensuring construction aligns with the drawings, the timeline is respected, and any challenges are addressed swiftly with creative solutions.
6. Project Coordination
From day one through project completion, we manage the collaboration between all project stakeholders, including engineers, consultants, permitting officials, and contractors. We maintain schedules, lead communication, track deliverables, and facilitate decision‐making. Our coordination ensures a seamless process and a cohesive final product.
